High-quality storage spaces designed with innovative drywall solutions from RIGIPS

Sometimes there’s just no room, whether for private living spaces or commercial use. There might be no basement, the garage could be full, or the company premises could be too small to permanently store machines or tools. Pro & Contra Gewerbehof GmbH & Co. Whether as simple storage and parking spaces or as a high-quality, finished workshop for vintage car enthusiasts – the storage units from Pro & Contra Gewerbehof GmbH & Co. KG are in high demand.

The current project under construction by Pro & Contra is located south of Berlin in Ludwigsfelde. On a 5,753 m² site, three storage halls of approximately 700 m² each and two halls of 595 m² each are being constructed. Once the exterior walls are up and the base slabs poured, the areas will be divided into 60 m2 parcels. "The target groups for these storage spaces are extremely varied", explains Maximilian von Hören, Managing Director of MXN Bau GmbH, who is responsible for the construction of the halls. "On the one hand, there are many newly built single-family homes in the area where basements were omitted during construction. Later on, owners realise that they simply lack storage space. On the other hand, commercial operators – such as construction firms – use the rooms as additional space for tools. And then there is a not insignificant number of boat, motorhome, and vintage car enthusiasts who want to keep their ‘treasures’ in a secure place, where they can also quietly polish them on the weekend."

More than just parking spaces

One of the special features of the facility: there are fully equipped social and sanitary rooms, providing users of the halls with a certain "basic comfort" at any time of day or night, as well as an integrated janitorial service. The individual parcels are sold by Pro & Contra Gewerbehof GmbH & Co. KG and are mostly used by the owners themselves or rented out. Of course, the safety of the stored goods is also ensured in this special ownership association. "Every unit can be monitored by video. And custom modifications are certainly one of the reasons for the high demand. One customer wants increased break-in protection – that’s no problem by modifying the partition walls. Another customer needs a double parcel of 120 m² instead of 60 m² – that’s no problem either."

Drywall with Habito clearly has advantages over solid construction

MXN Bau GmbH achieves the necessary flexibility thanks to a powerful drywall solution that is being used for the first time in Ludwigsfelde. In the past, partition walls made of sand-lime brick were used, but the disadvantages of this construction method were clear. "Creating the ring beam, for example, takes a lot of time, as does laying electrical wiring and cable ducts on the wall. With the drywall used here, we are noticeably faster and can also ensure better sound insulation", reports Maximilian von Hören.

The partitions in the halls, which are up to 5 meters high, consist of CW 75 metal studs, with a layer of non-combustible mineral wool (ISOVER Akustic TP-1) inserted. Up to a minimum height of 2.5 meters, the walls are then double-layered with the heavy-duty Rigips Habito drywall board. Above that, a double layer of Rigips RB (VARIO) boards with a sliding ceiling connection is fitted. "The advantages of Habito boards convinced us very quickly. With a double layer, up to 60 kg can be easily attached to standard screws without dowels. Ideal for mounting shelves or heavy tools. The boards are also extremely robust and offer high mechanical resistance. A knock from a tool cart, for example, won’t damage the walls."

Up to at least a height of 2.5 meters, the walls are double-layered with the heavy-duty Rigips Habito drywall board. The advantages: with double-layering, up to 60 kg can be attached to standard screws without dowels. Ideal for mounting shelves or heavy tools. Additionally, the boards are extremely robust and offer high mechanical resistance.

From RC2 to RC3 without steel panel inserts

In addition, this resistance offers a high degree of proven security: With a double layer of Rigips Habito boards, burglary protection according to class RC2 of the European standard for burglary testing of building components (EN 1627) is achieved without any additional protective measures. "If a customer wants RC3 security, we simply halve the stud spacing and board the entire wall height with Habito. Additional measures, such as steel board inserts or combinations with solid building materials, are not necessary", says Maximilian von Hören.

In addition to these advantages and the fast construction progress – unlike solid construction, hardly any building moisture is introduced into the rooms – the drywall construction is also economically convincing thanks to slimmer wall structures: "Even if it’s just a few centimetres per wall, across the entire area, the space gained adds up significantly. And that, of course, is reflected in the purchase or rental price later on."

It’s no surprise that the partition wall construction used in Ludwigsfelde is already a fixed part of the planning for upcoming projects by Maximilian von Hören and his team. Experience has shown just how high the demand for high-quality storage space is. And this demand is not limited to Brandenburg. Accordingly, MXN Bau GmbH is already preparing comparable projects in Hamburg and Hanover.
